· Neighborhood notification. We will mail out a photo postcard to near residents, especially to tenants occupied.

· Approved Buyers- We will Pre-Approve all potential Buyers to insure they are qualified and able to consummate the purchase.

· Flyer- For Sale sign will have a placement for flyers and will be kept current.

· Offers- we will help negotiate, and prepare a Counter Offer (if Necessary) for your approval and signature.

· Escrow- you will be kept updated throughout the entire transaction.

· Evictions- we can help negotiate move out dates with eviction proceedings if necessary.

· Inspections- we will meet with all necessary inspectors.

· Pest- Control- we will help you negotiate with your approval, all corrective work the Buyer might request.

· Tennant Lock Out- We will meet with necessary Law Enforcement Officials at lock out and help photograph and videotape Tenant’s personal property (if requested).

· Utilities- we can handle the billing with your approval and be reimbursed by the estate from proceeds at the close of escrow.

· Repairs- we will help receive bids and get detail repair(s) from License contractors.

· Deferred Maintenance- Having the home brought to salable condition, it might include paint, carpet, and landscaping. Amount of approved work by the Estate of expenses may be paid from proceeds at the close of escrow.

· Gardening and Pool Maintenance- We can also handle the billing with your approval and be reimbursed by the Estate at close of escrow.

· Updates- Weekly and as need it.

· Marketing- Fine tune tailored plan to insure the Estate receives the most money possible for their property.
